Salcombe Property Shrugs off Recession

Salcombe seems to have come through the property decline without taking too much of a hit. In fact there seems to be a renewed confidence as building plots once again become active.

The current re-construction of "Underdecks", over-looking Salcombe harbour from Cliff Road, is amazing. The original building changed hands for £2m and if you just go for a wander and watch what they are doing you can't think the renovation costs come in at much under £500k if not more! Apparently the renovations include a boat lift to bring the boats up the cliff!!!

The top 2 second home hot spots are Salcombe and Kingswear, with the South West in general taking the top 2 spots in the list.

Top 10 rural and coastal second-home hot spots:

1 South Hams 9.8%
2 North Cornwall 9.6%
3 Berwick-upon-Tweed 9.5%
4 North Norfolk 9.1%
5 Penwith 8.5% 2,647
6 South Lakeland 7.2%
7 Scarborough 7.2%
8 Purbeck 6.9% 1,469
9 Great Yarmouth 5.9%
10 West Somerset 5.7%

Not really sure property purchase activity is back to the old levels - pre Autumn 2007. Only 9 properties in Salcombe have sold (ie. completed)in the last 3 months and many of these are at the lower level price range.(Still very expensive compared to other areas!) However, good to see some more potential purchasers about contemplating buying in this liitle bit of old English heaven. Letting agents also reporting record advance holiday bookings again which bodes well for our local businesses when the season starts.

Thinking of staying at the old Marine hotel this Easter - does anyone know if it will be ready in time and what its like now?

The hotel is now the Salcombe Harbour Hotel. Staff have been hired, some work is being done, but it does not like a major refurb, yet. Prices look good which probably reflects that it will not be totally "new" everywhere. I am sure if you contact the hotel they can reassure you on their progress. The groups other hotels look super as well. Give it a go - got to be one of the best loacations in the country. Please report back ......

A mate of mine stayed there the last summer before it closed and even though it clearly needed some work it was still pretty much ok. With the reduced prices, I'd say given a lick of paint, it was a bargain. How many hotels have that position and views?

It's a huge result for Salcombe having someone willing to run it as a hotel!

Have booked a couple of nights there from opening night on 29th but we were down last weekend and to be honest there didn't appear to be much going on, apart from a full skip at the front. I'm sure it will be alright on the night and anyway with those views I'd forgive it anything...!!!
