Social Housing in Salcombe with 40 Empty Homes??

A recent report has shown that the South Hams has 600 vacant properties; 40 of these are in Salcombe. If this is the case then why do they need to build 30 new affordable houses? I can't for one moment think that these empty houses are in the high price ranges!?!?

The question that needs to be answered is WHICH are the vacant houses and WHY are they vacant? Are they derelict? They can't be second homes? What classifies a vacanct house as long term vacant? Are these houses not owned?

Surely these questions must be answered before any affordable homes are built or even given planning permission!!

If anyone knows which houses these are then let me know via the comments and between us we can try to put together the list and send it to the town council for comment.

It explains what constitutes an empty house for CT purposes, so I dont feel the 40 properties currently vacant are necessarily available for social housing?

Social Hosing...........looks to me like a perfect title given to the irradication of the low life drug dealers who plague the pubs in and around the Salcombe and Kingsbridge area.

Undercover police would be a fantastic idea to start with!

100 houses on the fields overlooking Shadycombe Creek, Salcombe will
damage our beautiful estuary irrevocably and invite further
development along its shores. But this is what the District Council
proposes.

These fields have been protected against development for 50 years and
form the backdrop to many views from the town, the harbour, Snapes
Point and East Portlemouth and even Chivelstone. They have been
protected against development for 50 years . They are a major reason
that Salcombe remains attractive to visitors.

The housing will climb up the hills to the skyline. The damage done
will probably not stop there because the access roads provided will
invite further development of the fields nearer Batson

You can see the detail on the SHDC website by going to Item 10 of the
Agenda for the Council meeting of 17th December.

A group of residents strongly object to this outrageous proposal -

* it is a green-field site when there are other sites available
within the development boundary,
* it is a significant erosion of the beauty of the harbour which is
the town's main attraction to visitors,
* it is highly visible from the town, the harbour, Snapes Point and
East Portlemouth,
* the access roads will lead to development of further fields around
Batson Creek,
* it will be an expensive site to develop as much of it slopes at 30
degrees,
* these fields are a County Wildlife Site and habitats for protected
species.

Government guidance that housing sites should first use brown-field
sites within the development boundary and be near schools has been
ignored. There is insufficient evidence that the planners have
adequately considered the effect of this proposal and the use of other
sites.

Please come to the Town Council meeting at Cliff House 6.00 p.m. on
Wednesday, the 13 January and help us convince the planners that they
ought to think again.

Please forward this email to anyone else who may be interested.

District Councillors Paul Coulson and John Carter. Addresses will be
found on the Town Council and District Council websites

The average salary +/- in the South Hams is approx £16k and the average lending criteria of most main stream institutions is 3-4 times salary.

Lets be generous for the sake of this arguement and say average salaries are £20k x 4 = £80k!!!

If they are not going to sell these houses for £80k which they are not, why the hell are they proposing to build them??

Absolute morons, just sheep following along with what they are told! No one in local or regional council has the back bone to stand up and represent the people who voted them in and tell this worthless, corrupt and rudderless Labour goverment where to go.

What is it with the younger generation begging all the time! In my day you had to work hard, and think very hard about being able to afford having a child.

There is a low class of generation that expect to get given a house just because they have a kid or two and they cannot afford it.

THEY SHOULD LIVE ON THE STREETS WITH THE REST OF THE BEGGERS AND STOP SPONGING OFF OF SOCIETY.

If you cannot afford to live somewhere stop whining and move to somewhere where you can. Or work harder and get a better paid job.

Meeting was depressing, man from Totnes said 100 houses were going to happen, Government had decided. Mood of meeting was against the Shadycombe site. However Salcombe only has two or three weeks to change designated site, or it will probably be the one that the Secretary of State rubber stamps. Not convinced Salcombe Council have the wherewithal (or power) to turn this around. Salcombe is going to be shafted by central government policy, SHDC seem most interested in meeting its targets, rather than standing up to its responsibilities to its residents.

Some good news!! The Marine has been sold at last to a hotel development group who have done some great refurbished hotels in other towns. Let's hope it is the start of the Marine's new life.

There are enough well heeled 2nd and 1st home owners in Salcombe who have the professional know how, influence and the wherewithal to avert this disaster.

Do some of the local people realise the damage this could do to Salcombe. Its not about getting one over on "rich outsiders", this could potentialy ruin what economic prosperity the town has left in the form of tourism and with that comes all the other jobs cleaners, builders, lettings, maintenance, restaurants, pubs, clothing, marine etc.

Maybe a leaflet drop around all the homes is needed to make sure everyone is aware of whats going on and the impact it could have, as I'm sure there are people who could help who are oblivious to whats happening?

Sorry to gatecrash your Blog people of Salcombe. I holiday there every year and have followed this social housing story very closely with interest. I live in Nottingham and there is similar outrage to this one due to a proposed development of 5000 houses that will include the relocation of Nottingham Forest FC ground onto green belt. This is so it can be included as one of the preferred FA grounds to host world cup games if England win this for 2018. But back to Salcombe, I've not heard anyone mention local public consultation by the SHDC yet ? Surely this has to happen. In addition, the protest supporters can force a Judicial Review during any Planning stage too.

Why does Salcombe have social housing pushed on it?? Rock in Cornwall is as pricey as Salcombe and I dont see nay social housing being built there?

The locals have all moved out to cheaper areas, ditto for Padstow across the estuary. Its just the way it is.

There is plenty of available housing at the right price in Kingsbridge and Charleton et...no one has the right to live in Salcombe...if you cant afford it you cant live there!!!

A sizeable number of responses on here and in the local Gazette are coming from naive people who think 2nd home owner are the root of all evil. Do they not realise that housing inflation is prevalent throughout the UK and not unique to Salcombe?

Regardless of a single property ever being sold as a 2nd home, prices starting with a 1 bedroom flat would still be beyond anyone/family earning less than a minimum of £40k pa. You can hardly consider Milton Keynes and Stoke for example as holiday hotspots but they suffer the same problem.

Stop blaming 2nd home owners for the woes of the world!

Where to start - 100 hundred new homes will seriously impact on Salcombe diminishing its attractiveness and thereby economic welfare. That is a stark reality as it is, predominantly, second-home owners (especialy those who rent their properties to high-spending holidaymakers) who bankroll the town.

Local people need to get real and understand this impact - there is no god-given right to have either employment or a subsidised house in the area you have grown up or moved to. Social mobility creates wealth and should be encouraged. Many second-home owners did just that - moved on and up. And even many of them share your problem i.e.now live in areas where their children cannot get on the housing ladder. This is a factor of 15 years of economic growth, an ever-enlarging population with limited house-building. Get over it; everyone else has to

So what do you want to do about this plan?

Amongst the second-home owners, you have Planning Barristers, Editor of the Sunday Times, several MP's, people who are either very well connected and/or extremely wealthy. If want to stop this, let these people know (leaflet every car In Shadycombe Car-Park for a month, scream it at every opportunity this side of the election and canvass your new Tory MP on this fiscal indulgence [as they will be forming the new government].

You need local champions and strong will. Local democracy is stronger than you think if you make a big enough noise. Creaky doors get the most oil. Sit on your laurels and watch a town wither to competitors.

From what I can remember from the housing needs survey there is an immediate need of approx 30 houses made up of 1,2,3 and one 4 bed property.

Can some one explain why SHDC with the backing of STC are proposing to ruin ANOB & build 100 homes then?

They will either sell the balance as yet more 2nd homes, defeating the original purpose or bus in the type of scum that attacked that poor milkman in Kingsbridge last week.

Just so they can meet targets!!!!

I Dont think that's very fair. As both myself and my partner work we have a child and its still difficult. If it wasn't for uptight arrogant millionaires who own too many houses because they are greedy we wouldn't need more as there would be enough to go around!

I think people are a bit unfair. Im young i have a child i grew up in salcombe and both my partner and myself work incredibly hard and we can't afford places. If it wasn't for majority of houses being empty for most of the year there would be somewhere to live. As for moving away that's not easy when family members rely on you to be close. I agree that parts of salcombe should be left alone but places modernize and expand. If your a second home owner and think salcombe will be ruined because of this then sell your house and Dont come again.

Also most of you wouldn't disagree if it was your children or grand children that needed a house and couldn't afford to buy one as for sponging its not that its renting its what people do! Also look at it from someone else's point of veiw if you yourself needed a home and didn't have the amount of money needed you would want a little help from someone. Everyone needs to start somewhere so stop slating youngsters Im sure all of you were in the same position once if you weren't then you were Lucky!

its really quite simple if more people lived in salcombe all year round the retail make up of the town would also change....for the better! a wider range of shops, year round jobs and real investment back into the town. I fail to see how people don't understand that businesses taking £15k a week all year works out more profitable than £20k a week for 6 weeks. salcombe is only reliant on tourism because of second home owners, this also means hotels, b and bs and campsites suffer, i would rather have to serve someone who is down on holiday enjoying themselves then because daddy's credit card pays for them to be arrogant overly educated couch potatoes...half of the posters on here i believe would fall into the latter, making you just as bad as the benefit families you've slagged off. Most of these are in this situation for genuine reasons whereas you're just lazy....as for not having jobs in this area so move away, please tell me the benefits of moving from one area to another to be on unemployment benefits (you see jobs are just as hard to find as affordable housing)...oh yeah so the pompous idiots don't have to suffer reality.
